LP Equity continued its steady growth trajectory in 2024, solidifying its position as a leading acquirer of individual limited partnership interests in the real estate industry. LP Equity, LLC’s second fund (LPE II), was established in May 2022. The Principals of LPEII have strategically built a well-diversified portfolio of over 108 real estate limited partnerships across the country, with a combined asset value exceeding $800 million.

In July 2024, LPEII acquired an ownership position in a 1,400-unit multi-family housing portfolio comprised of 22 properties located throughout North Carolina and South Carolina. The company’s investment in its home state of North Carolina continued in October when LPE II acquired a large partnership position in a 130,000-square-foot commercial property located on 20 acres in Wake County. A Fortune 500 Company occupies the property via a long-term triple net lease.

“It’s no secret that North Carolina’s economy has been thriving thanks to a strong mix of innovation, investment, and workforce growth. We are excited about the trajectory of our state and the investments we have made here. Our recent acquisitions provided the selling limited partners a viable exit strategy and instant liquidity, creating a win-win for both parties.” Said Principal Jay Landen.

LPE II also invested in properties in California, Illinois, New York, New Jersey, Connecticut, Massachusetts, Pennsylvania, Tennessee, Alabama, Louisiana, Texas, and Florida. These acquisitions were spread across several different asset classes, including affordable housing, market-rate housing, office buildings, and self-storage facilities. In 2024, LPEII successfully closed transactions on 64 properties in 15 different states.

Recognizing the changing market dynamics in 2024, LPE II effectively utilized its established acquisition platform to provide liquidity solutions to limited partners seeking earlier exits from older real estate partnerships.
